Beach Property Ownership Explained.


“Who owns this beach”? According to properties laws in Indonesia, the people own the beach. Essentially, that means that when one buys a beachfront parcel, your property line begins at the high-water mark and extend shoreward. There is a ‘set-back’ that extends one hundred meters from the high-water mark where no dwellings may be built. One can build a shed or similar structure on the set-back.

Dwellings require a local permit. A site & building plan should accompany the permit application; it should include the location of the dwelling on the lot and septic/water well, not unlike most other jurisdictions.
